Argus:学生必须向《The Realm》(www.therealm.com) 购买一套学生版的《Argus》地产分析软件。

计算机:你必须有一部计算机,而且是附计算折现现金流量及内含回报率(DCF, IRR)财务功能的。我们会用Hewlett-Packard HP-10B来计算课堂内的范例。


行政/复习

除了一周两节课堂外,每周还有一节复习辅导课,用以讨论功课作业和讨论用来补强讲课的那些个案及学期专案。复习导师会讲解个案和其他补充材料。助教则负责考试和作业的评分(审议则由主教师处理)。我们强烈建议同学出席复习辅导课,但只有介绍个案和专案与到期提交报告时,学生才必须出席参加。

课程评分

成绩主要是基于两次考试的评分。同时评分也大部份视乎一个个案与学期专案的成绩。我们差不多每周将有几个习题(PS),而这些习题的评分会是很宽松的。一个习题(PS)只要是依时交付和显示真正付出努力(那怕答案全错了),都获满分(O)。解答将由助教(TA)派发,同时也会在PS截止日期那天在课程的网站上公布。迟交的作业或者不能显示同学认真努力过的(有些作业企图答非所问以渔翁撒网方式作答)只获一半分数(O-)。习题主要是用来协助学习,帮助你应付随堂考和大考的。个案与学期专案将由复习导师评分而不许逾期。课程总体评分将大致按以下比例:

Reading Packet: A reading packet should be purchased from Copy Tech.

Argus: Students will be required to buy a student version of the "Argus" real estate analysis software from The Realm (www.therealm.com).

Calculator: A financial calculator is required, of a type that can do discounted cash flow and internal rate of return calculations (DCF, IRR). The Hewlett-Packard HP-10B will be used for in-class examples.


Administration / Recitations

In addition to twice-weekly lectures, there will be weekly recitation classes. These will be used to review homework assignments and to present the case and term project designed to supplement the lectures. The recitation instructor will present cases and other supplemental material. The teaching assistant will serve as the exam and homework grader (with appeals to the primary instructor). Recitation attendance is strongly advised always, but is mandatory only when the case and term projects are introduced and when they are due.

Course Grading

The grade will be based primarily on two exams. A significant part of the grade will also come from one case study and a term project. There will also be a number of problem sets (approximately weekly) which will be discussed in recitation and graded very leniently. A problem set (PS) handed in on time and exhibiting a good faith effort will receive a "check" and get full credit (even if all the answers are wrong). Answer sheets will be handed out by the Teaching Assistant (TA) and made available on the course web site when the PS is due. Problem sets handed in late or lacking evidence of good faith effort (some written attempt to answer all questions) will receive a "check-minus" and receive only half credit. The problem sets are intended primarily as study aids, to help prepare you for the quizzes and exam. The case and term project will be graded by the recitation instructor and late assignments will not be accepted. Overall course grading will be approximately as follows:
